Most maintenance problems don't start as emergencies. A slow leak becomes a burst pipe. A flickering light becomes a wiring issue. A small crack becomes a seepage problem. Quarterly checks that save you money
● Plumbing: inspect for leaks under sinks, around geysers, and near the main water line
● Electrical: test switches, sockets, and check for any exposed or loose wiring
● Pest control: preventive treatment matters more than reactive treatment — especially in ground-floor or garden-facing units
● Paint and seepage: look for damp patches on walls or ceilings, particularly after monsoon
Before every tenant change
Repaint if needed, service all appliances (geyser, AC, chimney), check that locks and keys are in working order, and document the property's condition with photos — this protects you and the outgoing tenant during deposit settlement.
Keep a maintenance log
A simple spreadsheet noting what was repaired, when, and by whom helps you spot recurring issues (like a geyser that keeps failing) before they become expensive replacements.
